Commercial Glazing Maintenance

Our maintenance service covers all commercial glazing, from glass facades, glazed balustrades, curtain walling, roof glazing, glass screens, canopies, atria, windows, doors and roof-lighting.

Every maintenance package is bespoke, tailored to the location, and at an agreed inspection frequency. Before recommending any maintenance package, we will conduct an initial site survey (where required) to assess the condition of the existing glazing. We can then offer you the best advice, taking into account the age, system type, location and size of the glazing. We will also highlight any remedial action required at this stage to bring the existing glazing up to a serviceable standard.


What is included in our glazing maintenance plans?

We know that busy Facilities Managers need flexible solutions so we can design maintenance plans to suit your needs. As an indication, these are typically as follows, but we are always open to additional requests:

Typical plan: Annual or biannual (twice yearly) inspection of all site glazing, with report for recommended maintenance or replacements works required. ACJ will be happy to conduct any rectification or replacement works identified but these will be priced outside of the inspection package charges.

All our work is covered by a full guarantee for the lifespan of the glazing maintenance contract. If you sign up to one of our annual maintenance plans, we will offer you discounted rates on other maintenance works.

For those interested in just a one-off glazing survey, we will conduct the site survey for free and only charge to produce our written report of recommendations; please ask for details as prices will vary depending on the size of the site/buildings to be assessed.


What do we typically check for in a glazing inspection?

In both our initial site surveys and regular glazing inspections, ACJ will typically be looking at the following areas (as relevant to the glazing system in use):

  • broken or misted double-glazed units

  • fixings torque checking

  • hardware checking (such as bolts, locking mechanisms, fixings, hinges, external and internal cappings)

  • checking for missing or defective components

  • condition of silicon joints and seals

  • condition of window films

  • signs of stress or excess load on glazing

  • signs of water penetration around glazing and frames

  • health and safety inspection

  • gasket and sealant shrinkage

  • window and door hardware mis-adjustment or mis-alignment

  • lubrication requirements


What are the benefits of a glazing maintenance plan?

We all understand the concept of preventative planned maintenance but, when it comes to glazing and doors, they are often neglected; either they work or they don’t work, right? But including them in your maintenance plan has a number of key benefits:

  • Health and safety peace of mind. The need for good ventilation has been thrown into sharp focus by the pandemic so, apart from the dangers of fingers trapped in sticking doors and windows, we are all more conscious of smoothly working mechanisms.

  • Prevent problems before they become problems: a component likely to fail can be identified and replaced before it prevents staff and visitors getting into the building (or out of it in an emergency situation).

  • Extend the lifespan of your glazing by keeping it in good condition, perhaps by up to three times.

  • Prevent costly replacements, and extortionate emergency installation fees. With reductions in facilities maintenance budgets across every sector, it is common sense to think about either restoration of damage before it requires full replacement, working alongside a scheduled replacement programme.
